MHADA lottery 2024: The online registration process has started for the MHADA lottery 2024 for over 2,030 flats in Mumbai’s prime locations like Malad, Powai, Vikhroli, Goregaon, and Wadala. The Maharashtra Housing and Area Development Authority (MHADA)’s Mumbai board has launched the lottery under which 2,030 flats are up for grab and have been categorised into Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and High Income Group (HIG) categories, with prices ranging from Rs 29 lakh to Rs 7.58 crore.
“The Mumbai Housing and Area Development Board, a unit of MHADA has today initiated the online registration and application acceptance process for the computerised draw of 2030 flats available in various housing projects in Mumbai including Goregaon West, Antop Hill-Wadala, Kopri Powai, Kannamwar Nagar-Vikhroli, Shivdham Complex-Malad, Dadar, and Lower Parel. The ‘Go Live’ ceremony marking the launch of this process was conducted by MHADA’s Vice-President and Chief Executive Officer Sanjeev Jaiswal,” according to an official statement released on August 9.
Application Process for MHADA Lottery 2024
Step 1: Register on the official MHADA website portal.
Step 2: Create a unique username and password to access the portal.
Step 3: Choose the desired lottery and scheme from the available options.
Step 4: Pay the required lottery registration fee online. The fee amount varies based on your income category.
Not only this, MHADA has also introduced a mobile app where users can register. After completing the registration process, the individuals can apply for the MHADA lottery 2024.
Documents Required To Apply For MHADA Lottery Scheme 2024
PAN Card, Aadhaar card, Cancelled cheque, Domicile certificate, Driving licence, Passport-sized photographs, Birth certificate, and the contact details of the housing scheme applicants.
MHADA Scheme Registration: Key Dates
The last date for submitting online applications is September 4, 2024, at 3:00 pm. While the last date for accepting the earnest money deposit will be till 11:59 pm on September 4, 2024. The draft list of applications received for the draw will be published by 6:00 pm on September 9, 2024. The deadline for filing online claims and objections from the publication of the draft list is until 12:00 pm on September 10, 2024. The final list of accepted applications for the draw will be published by 6:00 pm on September 11, 2024.
The computerised draw of applications received will be held on September 13, 2024, at 11:00 am, and the location of the draw will be announced soon by the board.
MHADA Flats Registration: ‘No Need to Visit MHADA Office’
The entire process involving registration, submission of necessary documents, verification of the documents, making application, payment of earnest money deposit, and payment of the flat amount upon selection in the housing Lottery will be completely online. Applicants will not need to visit the MHADA office. This system, powered by advanced technology, operates without human intervention and is automatically updated from time to time, according to the statement.

MHADA Flats Registration to Remain Open Indefinitely for Citizens
According to the official statement, the registration process will remain open indefinitely for citizens to participate in the draw. A permanent profile of the applicant will be created in the new computerised draw system after registration and will remain in the system till the applicant wins the house in the lottery.
Milind Borikar, chief officer of the MHADA Mumbai Board, said applicants who have previously participated in the draw process and uploaded documents in the computerised system, need to update any changes in their profile.
2,030 Mhada Homes Up For Sale
According to the data provided by MHADA officials to the outlet, of 2,030 units, 768 units are available in the middle-income group (MIG) category, making it the largest segment.
The lower income group (LIG) follows with 627 apartments, while the Economic Weaker Section (EWS) and Higher Income Group (HIG) will have 359 and 276 respectively.
Apartments in the MIG category are primarily 2 BHK units while 1 BHK apartments are available under the LIG and EWS categories.
The largest 3 BHK apartments fall under the HIG category. According to MHADA officials, the pricing varies by location and there is no fixed pricing mechanism.
Price Range and Location
High Income Group (HIG) flats offered by MHADA range from Rs 1 crore to Rs 7.58 crore. These premium apartments are located in prime Mumbai suburbs like Juhu, Goregaon, Mulund, Malad, Borivali, and Tardeo.
Luxury Apartment
The most expensive unit, valued at Rs 7.57 crore, is situated in Tardeo. This over 1,500 sq ft apartment offers a luxurious lifestyle with amenities like a ready-to-move-in status, higher floor location, and stunning views of the Mahalaxmi Racecourse and the sea.
Affordable HIG Option
Despite the overall high price range, MHADA is offering a more affordable HIG option. A 3 BHK flat in Goregaon, spanning 900 sq ft, is priced at Rs 1.33 crore and is expected to be highly sought after.
New Amenities for HIG Flats
For the first time, MHADA is providing HIG flats with modern amenities like swimming pools, electric vehicle charging stations, and solar panels.
Other Income Groups
Apart from HIG flats, MHADA is also offering apartments in the Economic Weaker Section (EWS) and Lower Income Group (LIG) categories, priced between Rs 29 lakh and Rs 1 crore. Additionally, Mid Income Group (MIG) flats are available in the Rs 1 crore to Rs 7.57 crore range.
These flats are located in various Mumbai suburbs including Borivali, Kandivali, Mankhurd, Vikhroli, Malad, Goregaon, Mulund, Juhu, and Tardeo.
Eligibility Criteria for MHADA Flats
As per MHADA rules, eligibility for the EWS category is for families with an income of up to Rs 6 lakh per annum.
Families earning income between Rs 6 lakh and Rs 9 lakh can apply under the LIG category.
For the MIG category, the income range is Rs 9 lakh to Rs 12 lakh per year, while those earning an income above Rs 12 lakh per annum are eligible to apply for the HIG category.
The officials further added that for the purpose of the MHADA lottery, the annual income of a husband and wife is considered as family income. The income of an individual’s parents or siblings is not considered as family income.
Locations of MHADA Flats in Mumbai
The MHADA officials also stated that the homes in the upcoming lottery will be situated in prime localities such as Malad, Powai, Vikhroli, Goregaon and Wadala.
“There will be few homes in the higher income group (HIG) as well. A few premium 3 BHK apartments in Goregaon will also be sold in the MHADA lottery 2024,” Jaiswal told Hindustan Times.
How Much You Need To Pay For Mhada Flats
The prices for homes in the EWS category typically start from around Rs 30 lakh. The highest price will be for the 3 BHK apartments in the HIG category, expected to surpass Rs 1 crore.
