In a remarkable legal outcome, a plot of land valued at Rs 7 crore in Indirapuram, Ghaziabad has been acquired for just Rs 4 lakh following a 35-year legal dispute. The buyer, a woman who purchased the 500 square metre plot back in 1988, persisted through multiple judicial levels including the Consumer Court, High Court, and ultimately the Supreme Court. The land, located in one of Indirapuram’s upscale areas, has been under dispute since its purchase. The final ruling in favour of the buyer, after decades of litigation, has now allowed her to secure the property for a fraction of its market value.
Typically, properties in this area command prices ranging from Rs 1 to 1.5 crore for flats, making the acquisition of a plot worth Rs 7 crore for Rs 4 lakh a truly exceptional case in real estate history.
Lata Jain, the buyer, reportedly secured the plot by paying a booking amount of Rs 50,000 when it was allotted to her by the Ghaziabad Development Authority in 1988. However, property-related disputes kept the matter entangled for three decades thereafter.
The legal dispute escalated from the consumer court all the way to the Supreme Court. Jain originally purchased the plot, intending to build a nursing home, however, as disputes arose following the plot’s allocation, she sought resolution through the consumer court. Undeterred, she continued the legal battle, eventually securing victories in both the High Court and the Supreme Court to claim ownership of the land.
The Supreme Court ordered the Ghaziabad Development Authority (GDA) to immediately allocate Jain a 500 square metre plot in the Indirapuram area, priced at the market rate from 1988. It’s worth noting that the plot, purchased 35 years ago for Rs 3.8 lakh, is currently valued at Rs 7 crore.
